PROPERTY VALUATION
When you are thinking of selling your Florida property, probably the first question you will ask is "How much is it worth?"
A real estate agent can offer you an 'opinion of value' on your property based on a CMA (comparative market analysis).
This will show what has sold in the last 3 months, 6months or 12 months, what properties are currently under contract and what properties have not sold and why?
WARNING
DO NOT put your house on the market with the agent who promises you the highest price! This could ultimately cost you thousands. Some agents have been known to use this technique to 'get the listing instruction' and then call you within weeks for a price reduction!
Properties within any given community are easier to 'value' or give 'price opinions' than unique, one-of-a-kind properties. Just because there are 3 houses like yours for sale in the same community does not mean that this is the value of YOUR home. They have not sold! You need to evaluate the SOLD sales for a good price comparison.
It also depends on the market. Are the properties in that community on the decline or rise? Your real estate agent SHOULD be able to show you graphs displaying the price trends within an area or community for your type of property.
