PURCHASING PRE-CONSTRUCTION
NEW BUILDS / OFF PLAN
This means purchasing a property BEFORE it is actually built.
This can be a very smart way to purchase property but I would put LOTS of caveats with it!!
The PRO's
* It costs you NOTHING to work with an agent to represent YOU!
The builder salesperson is working on behalf of the builder (no matter how friendly they are) - their job is to get the highest possible price for the Builder.
* Usually only 10% deposit is needed by most reputable builders until date of closing/completion.
* You can 'lock in' the purchase price and can lock in the exchange rate.
* You can choose the lot (plot of land for the property) if buying a detached house.
* You can choose the floor, location when buying an apartment.
* You get to choose colours, upgrades etc. - all your own choice.
* You can make structural changes (depending on builder) to suit your specific needs
The CON's
* It costs you nothing to work with an agent - DO NOT visit developers and negotiate with them directly! Always use an agent to work on YOUR behalf!
A knowledgable agent will know the MOST REPUTABLE Builders in the area to work with. (not just the one paying the highest commission!)
ASK the agent you choose to work with how many homes they have already sold from this builder?
What is the financial status of the builder?
* Buying off-plan means you could be buying in an area you know nothing about
* Is the property near a main road?
* Is the builder going bankrupt?
* Are you buying for the lowest possible price?
* Who pays closing costs?
