Where to start?
Recommendations are always the best way forward. However, one persons requirements may be different to yours. Here are some basic questions to ask..
1. Are they familiar with working with British sellers?
If so, how many British transactions (sales) have they been involved with over the last 12 months?
2. Do they have a Florida Brokers license?
3. Are they a Certified International Property Specialist?
4. Are they a member of the National Association of estate Agents UK Ltd?
5. Are they Full-time in the business?
Just because you are not physically in the US, does not mean you cannot interview 'over the phone'.
The listing agent you choose should be able to analyze and determine home values in the Naples market. Therefore giving you a range of what your house is likely to sell for in the current market.
As US buyers are so few and far between in the current market; employing an agent who will 'market' your property worldwide is a must!
Ask what plans they have to market internationally.
Hint: if they do not put 'virtual tours' (free of charge to you) on every listing then I would not recommend them!
Most buyers start their search on the internet - a virtual tour of a property is basic marketing!
International Affiliations - what do they have in place to secure a smooth transaction ie. currency exchange companies, real estate attorneys, immigration advice?
The agent you choose must protect your best interests throughout the entire process.
Ensure you understand the whole selling process and the costs to you.
Make sure you explain that you want to be informed every step of the way. ie. electronic feedback on all showings.
